House Rules of Reute Residences

These accommodation terms and conditions form part of the accommodation agreement between Reute OÜ and the guest (hereinafter referred to as the “Guest”). The terms and conditions are binding for all Guests who book, stay at, or use the services of Reute Residences. By confirming the reservation, the Guest is deemed to have accepted these terms and conditions.

1. Check-in and Check-out
1.1. Check-in from 15:00, check-out by 12:00.
1.2. Entry is keyless and granted via a personal access code sent to the guest prior to arrival.

2. Quiet Hours
2.1. Guests are kindly asked to respect quiet hours between 22:00 and 07:00 to ensure a peaceful stay for all.

3. Smoking
3.1. Smoking is strictly prohibited in all indoor areas. Smoking is allowed only in designated outdoor areas.

4. Pets
4.1. Pets are only allowed with prior agreement. Pets must be under the owner’s supervision at all times and must not disturb other guests. The pet owner is fully responsible for any damage caused by the pet.

5. Number of Guests and Events
5.1. The number of people staying in the apartment may not exceed the number specified in the reservation.
5.2. Events, parties, and gatherings are only allowed with prior written permission from Reute OÜ.

6. Use of Apartment and Property
6.1. The guest is responsible for the apartment, furnishings, and equipment throughout the stay, as well as for the conduct of their companions and visitors.
6.2. Any damage or missing property must be reported to a representative of Reute Residences immediately. Concealing damages may result in additional costs.
6.3. The guest must compensate for any damage to Reute Residences’ property that exceeds normal wear and tear. Compensation will be calculated based on actual repair or replacement costs. If necessary, an invoice will be issued to the Guest for reimbursement of the costs.
6.4. The accommodation fee includes standard final cleaning. If the apartment requires significantly more cleaning (e.g. heavy soiling, food waste, odors), Reute OÜ reserves the right to charge an additional fee according to the price list or based on the actual additional costs incurred.

7. Safety and General Conduct
7.1. The apartment is equipped with safety devices (including a fire extinguisher and smoke detector), intended for use in emergencies only. Please do not remove or tamper with safety equipment.
7.2. Guests must close all doors and windows when leaving.
7.3. Sharing the access code with third parties is prohibited.
7.4. Reute Residences is not liable for the loss or damage of personal belongings.
7.5. In an emergency (e.g. fire, medical emergency), Reute OÜ reserves the right to enter the guest’s apartment without prior permission to ensure the safety of guests and staff.
7.6. Reute OÜ reserves the right to cancel the reservation or terminate the stay immediately if the guest is in an unfit condition, behaves violently, disturbs public order, or poses a threat to themselves or others. Law enforcement will be contacted if necessary.

8. Waste and Recycling
8.1. Guests are kindly asked to sort waste and, if necessary, empty the bins into the designated outdoor containers.

9. Parking
9.1. One parking space is provided per apartment in the gated courtyard of Reute Residences.
9.2. Unauthorized parking may result in towing at the guest’s expense.
9.3. Reute OÜ is not responsible for theft or damage that occurs in the parking area.

10. Spa and Shared Areas
10.1. The spa is for the exclusive use of Reute Residences guests and requires prior booking.
10.2. Children under the age of 14 may only use the spa under the supervision of an adult.
10.3. Guests must follow the “Spa Visitor Guidelines,” which is available on-site.
10.4. Violation of spa rules may result in restricted or revoked access to the spa.
10.5. In case of damage or contamination of spa facilities, furnishings, or pool water, Reute OÜ reserves the right to claim full compensation, including for cleaning, water replacement, and repair costs.

11. Liability and Penalties
11.1. In the event of violation of these house rules, Reute OÜ reserves the right to apply a contractual penalty of up to €5000, depending on the nature and extent of the violation, to claim compensation for damages, and/or to terminate the accommodation agreement early.

12. Processing of Personal Data
12.1. Reute OÜ processes guests’ personal data (including name, contact details, payment information, and visit details) in accordance with applicable data protection laws for the purpose of providing accommodation services. More detailed information about the processing of personal data is available on the Reute OÜ website or at customer service.

13. Force Majeure
13.1. Reute OÜ is not liable for interruptions in accommodation, service limitations, or damages caused by force majeure circumstances (including natural disasters, epidemics, government restrictions, power outages, etc.) that are beyond the control of Reute OÜ.
